The agency&#039;s standard commission is usually 50% of the first month&#039;s rent, payable in a lump sum upon signing the contract.<\/p>\n<h2>2. Real prices: What to expect?<\/h2>\n<p>Pricing in the resort town is highly dynamic and depends mostly on one key factor: the duration of your commitment.<\/p>\n<h3>Year-round contract (12 months)<\/h3>\n<p>This is the \u201cHoly Grail\u201d for every property owner in Bansko. If you can guarantee (with a contract) that you will pay rent during the \u201cdead\u201d months (November and April) as well as in the summer, the price drops dramatically. The real prices for long-term rental are currently in the following ranges:<\/p>\n<ul>\n<li><strong>Studio:<\/strong> 250 \u2013 350 euros\/month.<\/li>\n<li><strong>1-Bedroom Apartment (Two-Bedroom):<\/strong> 350 \u2013 500 euros\/month.<\/li>\n<li><strong>2-Bedroom Apartment (Three-Bedroom):<\/strong> 500 \u2013 800+ euros\/month (depending on luxury and location).<\/li>\n<\/ul>\n<h3>Seasonal rental (Winter only \/ 3-4 months)<\/h3>\n<p>If you want to rent a property only for the peak ski season (December to March), be prepared to pay a \u201cseasonal premium.\u201d Short-term rental rates jump 30% to 50% above the above. Owners know they can make the same money from tourists per night, so they compensate for the risk with a higher monthly rent.<\/p>\n<h2>3. Contract, deposit and current accounts<\/h2>\n<p>Renting a property in Bulgaria has its own legal and practical specifics that you must observe to protect your interests.<\/p>\n<ul>\n<li><strong>Deposit:<\/strong> The standard and completely normal practice is to leave one month&#039;s rent as a security deposit upon moving in. This amount is returned upon departure, after deducting any damage to the inventory and unpaid final utility bills.<\/li>\n<li><strong>The contract is mandatory:<\/strong> Never rent a property just on \u201cyour word\u201d. Insist on a written contract with clear terms (notice period, rights and obligations). This contract is also absolutely necessary for address registration in the Bansko Municipality if you plan to get an ID card with a local address or apply for long-term residence (for foreigners).<\/li>\n<li><strong>Household bills:<\/strong> Electricity, water and maintenance fees for common areas are almost always paid separately from the rent. The concept of \u201cBills included\u201d is extremely rare and is mainly found in very expensive or very short-term rentals.<\/li>\n<\/ul>\n<h2>4. The Biggest Trap: Industrial Current<\/h2>\n<div style=\"background-color: #fdf2f2;color: #1a1a1a;padding: 15px;border-left: 5px solid #e74c3c;margin-bottom: 20px\"><strong>Critically important!<\/strong> This is the most important technical question you should ask before signing anything: <em>\u201cIs the electricity bill domestic or industrial?\u201d<\/em><\/div>\n<p>Many apartment complexes in Bansko, built during the property boom, still do not have <a class=\"wpil_keyword_link\" href=\"https:\/\/vbansko.com\/en\/act-16-in-bansko-bitov-tok-airbnb-investment\/https%3a\/\/vbansko.com\/act-16-in-bansko-bitov-tok-airbnb-investment\/\" title=\"Act 16\" data-wpil-keyword-link=\"linked\" data-wpil-monitor-id=\"7850\">Act 16<\/a> (Certificate of Commissioning) or have not divided their accounts with the electricity distribution company. What does this mean for you as a tenant?<\/p>\n<ul>\n<li><strong>Household electricity:<\/strong> These are the normal, state-regulated prices for households (as everywhere else in Bulgaria).<\/li>\n<li><strong>Industrial current:<\/strong> If the building is on industrial electricity, you pay electricity at free market business prices. This price can be 2 to 3 times higher than the household price! Since most apartments in Bansko are heated with electricity, a winter bill for a two-room apartment on industrial electricity can easily exceed 300-400 leva per month, which will make your bargain rent meaningless.<\/li>\n<\/ul>\n<h2>5. Heating and Internet connectivity<\/h2>\n<p>If you work remotely, reliable internet is not a luxury, but a necessity. Most gated communities offer basic internet and cable TV included in the maintenance fee. However, for serious work, this shared connection is often insufficient. The good news is that there are excellent local providers in Bansko who offer a separate fiber optic connection to the apartment for about 20-30 leva per month.<\/p>\n<p>In terms of heating, air conditioners are the most common standard. Keep in mind, however, that in January and February, nighttime temperatures regularly drop to -10\u00b0C or -15\u00b0C. Regular air conditioners struggle in such cold. Apartments equipped with high-end convector radiators or local heating (pellet) offer much better comfort in winter, although they are harder to find.<\/p>\n<div style=\"text-align: center;margin: 30px 0\">\n<h3 style=\"margin-bottom: 15px\">What&#039;s next?
