Tips for successfully finding a home in Bansko

Finding the right accommodation in the mountains has its own subtleties. We have prepared a short guide to help you avoid hidden costs and enjoy your stay.

⚠️ Attention: Heating and Electricity

В Bansko Heating is the biggest expense in winter. Before renting, be sure to ask:

Domestic or industrial electricity? Many complexes are on industrial electricity, which is significantly more expensive. Ask to see an old bill.
What is heating? Air conditioners often freeze at -15°C. Electric heating is expensive. Pellets/fireplaces are cozy, but require maintenance.
Insulation: Does the home have external insulation and good window frames?

Determine the budget (Rent + Bills)

Rent is just the beginning. In complexes there are often Maintenance fee, which is sometimes paid by the tenant. Specify who pays the fee, internet and water. Provide for a deposit (often 1 or 2 rents).

Choose the right location

Bansko has different zones:

Zone Gondola: Close to the ski slopes, but noisy, more expensive and crowded in winter.
The Old Town: More authentic, quieter, populated year-round, but further from the lift.
The outskirts (Towards Pirin Golf): Requires a car, but offers luxury and tranquility.

Pictures lie. Check the water pressure, whether there is mold in the corners (common in the mountains), and whether the internet is stable (optical) if you work remotely.

The contract

Never rent without a contract. Make sure there is an inventory of the furniture and appliances (handover report) so you don't get charged for old damages when you leave.
