With the onset of the active winter season 2025/2026, the resort once again welcomes thousands of guests, and the theme of snow removal in Bansko becomes everyone's number one priority. And while for tourists, fresh snow means adrenaline on the slopes, for the city it is a serious logistical challenge. The questions are eternal: „"Why is my street still white?", "Whose responsibility is it for the ice in front of the entrance?"“ и „"Will the spider work on the holidays?"“.
During the current season Municipality Bansko continues to operate on the established hybrid maintenance model, but with even stricter control. In this article, we give you the information you need to save yourself nerves and fines in the coming months.
The Big Myth: "The Municipality Cleans Everything Instantly"„
Let's start with the most important thing: Resources are not infinite and the snow removal process in Bansko follows strict hierarchy. In the 2025/2026 season, the priorities remain unchanged and it is important to know them:
Priority cleaning areas
- 🚨 First Line (Critical Infrastructure): When it snows, the equipment first goes to the "veins" of the city - the streets to the Emergency Room, schools, kindergartens, the Railway Station and the area around the Base Station of the Gondola Lift (The Gondola). This is the absolute priority so that life in the resort does not stop.
- 🚜 Second line (Quartels): Only when the main arteries are treated to "black" or safe passability do vehicles enter the inner-neighborhood streets.
What does this mean to you? If you are staying in a more remote guesthouse or property at the end of the regulation, it is perfectly normal for the snowplow to be a few hours late. This is part of the plan, not an oversight by the cleaning companies.
Who holds the shovel: Your responsibilities
Many vacation home owners and Airbnb travelers are surprised to learn that cleaning in front of the building is not automatically included in their taxes.
According to the current Ordinance for maintaining public order in the municipality of Bansko, the responsibility for the "last mile" lies with the users:
- Sidewalks: You (owner, tenant, hotel manager) are required to clear snow and ice from the sidewalk in front of your property.
- Icicles: Removing dangerous ice chunks from eaves is the responsibility of the building owner.
- The control: During this season, the Public Order and Security unit is stepping up inspections, especially on shopping streets such as Pirin and Naiden Gerov. Fines for uncleaned adjacent areas are a real risk.
The case study "Gated complexes"„
In 2025/2026, the problem with complexes on the outskirts (e.g. the high areas and the St. Ivan area) continues to exist. Here, the snow removal rules in Bansko are categorical:
The municipality does not have the right to spend budget funds on cleaning private streets and alleys inside the complexes.
If the condominium has not collected a maintenance fee and has not hired a private company, the snow will just sit there. The municipal snowplow stops where the municipal road ends. Before booking, always ask your host if the road to the entrance has been cleared.
Who pays the bill for 2026?
Winter maintenance is an expensive pleasure, secured through multi-year contracts with consortia (including local companies "Erinin" and "Benin"). It is important to know that business takes the brunt. In the 2026 Budget Plan, the cleanliness fee for businesses remains significantly higher (3.7 per mille for public areas) than for citizens. The logic is simple: hotels generate the traffic, they pay the lion's share for street cleaning.
Warning: The "Spider" works around the clock
Important warning: Snow removal in Bansko has one main enemy – improperly parked cars. The narrow streets in the old town become impassable for the wide blades of snowplows if your car sticks out even a little.
The scenario: The snowplow driver will not risk a hit. He will pass the entire street, leaving you and your neighbors stranded in the snow. The repatriation vehicle is active throughout the season. Don't count on not being picked up "for a moment", especially if you are obstructing the snowplow. Use garages or paid parking areas.
The specifics of the infrastructure
The bike path and the renovated sidewalks on Naiden Gerov Street (the ring road), which were completed in previous years, require special attention. Heavy equipment cannot enter there, so as not to damage the pavement. If you walk there, keep in mind that the processing may be slower or be done with smaller machines and manually.
The Road to Bansko: The Responsibility of RIA
Remember that the Mayor of Bansko is responsible for the city, but the road to the resort – the Predela Pass and road II-19 – are the responsibility of the state (API). In case of very heavy snowfall, the Predela Pass may be temporarily closed for cleaning or for heavy trucks. Check the current road conditions before you leave, and be sure to carry snow chains.
