Finding the right accommodation in the mountains has its own subtleties — especially in Bansko, where a wrong electricity bill can eat into your monthly budget. We've prepared everything you need in one place, without the hassle.

⚠️ Attention: Heating and electricity

В Bansko, Heating is the biggest expense in winter — and the most common pitfall in listings. Before you rent, be sure to ask:

  • Domestic or industrial electricity? Many new complexes are on industrial electricity, which is significantly more expensive. Ask to see an actual old bill for January or February — not a sample.
  • What is heating? Air conditioners often freeze at −15°C. Electric heating is expensive. Pellets and fireplaces are cozy, but require time and care. Ask about a backup option.
  • Insulation and joinery Is there external insulation and are the windows PVC with double glazing? With old windows you will pay for heating for the sidewalk.

Determine the budget (rent + bills + deposit)

Rent is just the beginning. In complexes there are often maintenance fee, which can be from 0.50 to 1.50 €/sq m per month — for a 60 sq m apartment this is an additional 30–90 € each month. Specify who pays the fee, internet and water. The deposit is usually 1 or 2 months’ rent.

Choose the right location

Bansko has three different zones with different characters:

  • Zone Gondola Lift — close to the lift, but noisy in winter, more expensive and overcrowded in season.
  • The old town and the center — more authentic, quieter, populated year-round, convenient to shops and taverns.
  • To Pirin Golf — requires a car, but offers luxury, space, and quiet.

Live view (or at least real-time video)

The pictures lie. Check the water pressure (turn on the shower and the kitchen faucet at the same time), whether there is mold in corners and behind furniture (common in the mountains), whether the internet is stable and optical. If you work remotely — ask for a speed test on site. If the landlord does not allow any of this, this is a signal.

Sign a contract with a full inventory

Never rent without a written contract. Make sure there is one. inventory of furniture and appliances (handover and reception protocol with photos) so that you are not charged for old damages upon departure. The contract must include: deposit amount, notice period, who pays the bills, maintenance fee, and conditions for pets.

A sure sign that the account is creepy. The real owner has nothing to hide.

Before paying, ask for a title deed or a notarized power of attorney. Without this, you could be renting from someone who doesn't have the right to rent.

„"There was a promotion this month, but next month it's a different price." Everything should be fixed in the contract from the beginning.

When is the best time to look for a rental — before or after the season? +

The best deals come in April–May (after the ski season ends) and September–October (before winter sets in). December and January are the worst times — the choice is minimal, prices are highest, and landlords are under pressure from seasonal customers.

How much does heating really cost in a winter month? +

It depends a lot on the type of apartment. For a two-room, well-insulated, with heating or a heat pump — about €100–180 in the coldest months. For the same apartment with electricity, air conditioning, and poor window frames — it can actually reach €260–360. That's why the real old bill is the most important document during an inspection.

What kind of contract is legal and sufficient? +

A written lease agreement under the Obligations and Contracts Act. It does not have to be notarized (for ordinary leases), but must contain: details of both parties, address, price, term, deposit, who pays the bills, maintenance fee, inventory and termination conditions. Signed by both parties in duplicate.

Can I rent for less than a year? +

Yes, but for shorter rentals (3–6 months) the price is usually higher per month. Many owners in Bansko prefer seasonal rentals (December–April) at higher prices, and in the summer they rent to tourists. If you want an annual contract at a normal price, May–September are the best months to negotiate.

What happens to the deposit and how do I get it back? +

The deposit is returned at the end of the rental if there is no damage beyond normal wear and tear. That's why a handover protocol with photos at the beginning is critical. When moving in, take photos of everything (especially old stains, scratches, warped doors) and write a list. That way, they can't keep your deposit for something you didn't break.

Can they kick me out before the end of the contract? +

No — not without reason. The contract protects both parties. The landlord does not have the right to terminate the lease early unless you violate the terms (not paying, causing damage). If you have a problem, send a written notice with return receipt requested and seek legal advice.
